What Is a DSCR Loan?

A DSCR loan is investment-property financing that evaluates a rental property's ability to generate enough income to support its debt service. DSCR stands for Debt Service Coverage Ratio.

At a high level, DSCR compares qualifying property income with the debt obligation used in the lender's calculation. A stronger relationship between rental income and required debt payments generally indicates greater property-level debt coverage.
